Derag and Living Hotels on serviced apartments, hotels and marketing

Munich. For some time now, serviced apartments have been identified as promising niche products by numerous investors and project developers. International chains like Ascott/Citadines, Accor/Adagio, Frasers or Adina/Medina are pushing their global expansions. However, the largest German provider, Derag Livinghotels from Munich, is growing only slowly. Since its start in 1982, Derag's portfolio today only comprises 14 aparthotels with about 2,600 rooms at locations like Berlin, Duesseldorf, Frankfurt, Munich and Vienna; three more hotels in Munich, Duesseldorf and Frankfurt are currently planned. Managing partner Professor Dr. Max M. Schlereth continues to place his bets on a manageable expansion on the well-established 70:30 mixture of serviced apartments and hotel rooms in a building. Two years ago, he founded The Living Hotels as well, the first booking platform focussed on serviced apartments. A background interview on the special segment, marketing and economic expectations.

However, they need to generate new distribution channels. Both specialized providers and international hotel chains have identified this segment as a promising field of business. The property can be flexibly used, the structures are slim, and the market is still of moderate size in Europe. Therefore, it is a niche with great potential. Since May, a new consortium for serviced apartments The Living Hotels has offered its members the opportunity to book this special segment via internet or the Global Distribution Service from wherever they are in the world. By 2011, over 50 members are to be included in the system. Technology partner is Trust International.

Zero energy

Munich. At the Viktualienmarkt in Munich, Derag Hotel and Living, a German specialist for apartments, wants to transform one of its existing hotels into a zero-energy hotel. The innovative prototype will open at the beginning of 2011. The environmentally friendly principle is: to increase the building's own production and decrease its consumption! The cooling/heating ceilings play a decisive role here. However, the building has to be dismantled down to its shell first.
